What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The rental unit was damaged by fire on May 16, 2022, making it uninhabitable until November 2022. Tenant was credited for rent during this period but still owes arrears.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the outstanding amount. The Tenant must pay $7,694.54 by March 31, 2023, or $8,777.07 by April 21, 2023, to void the order. If not paid, the Tenant must vacate by April 21, 2023, and pay $5,856.62 plus $35.59 per day from March 4, 2023, until move-out.
