What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to substantial interference with the reasonable enjoyment or lawful right, privilege or interest of the Landlord or another tenant. The Landlord served two N5 notices for issues related to the Tenants' dog barking excessively, loud noises and arguments, and allowing the dog to defecate on the balcony.

The ruling

The tenancy is terminated effective July 24, 2022. The Tenants must vacate the unit by this date. The Tenants owe the Landlord $9,311.21, which includes compensation for use of the unit, application filing fees, and interest on the rent deposit. If the full amount is not paid by July 24, 2022, the Tenants will owe additional interest.
