What happened

Landlord filed L1 and L2 applications to terminate tenancy and evict Tenant for non-payment of rent, substantial interference, damage to property, safety impairment, undue damage, and inconsistent use of the rental unit. Tenant failed to pay rent arrears, caused a fire by negligence, removed smoke detectors, and allegedly operated an illegal tattoo business.

The ruling

The tenancy is terminated effective December 11, 2022, due to non-payment of rent, substantial interference, damage to property, and safety impairment. The Tenant must pay $1,776.00 to the Landlord, which includes rent arrears, damages, and application fees. The Tenant has the option to void the eviction order by paying the specified amounts by the given deadlines. If not paid or vacated, the Sheriff may enforce the eviction from December 12, 2022.
