What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent, interference with others, damage or overcrowding, and non-payment of utility costs. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy was terminated effective July 31, 2022, the date the tenants were ordered to vacate the rental unit. The tenants are ordered to pay $20,150.82 to the landlord, which includes rent arrears up to the hearing date and utility arrears. If the tenants do not pay the full amount by July 31, 2022, they will start owing interest on the outstanding balance.
