What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the Tenant did not void by paying the arrears. The Tenant is still in possession of the rental unit.
The ruling
The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant makes the following payments to the Landlord: $300 on June 20, 2021, $300 on the 20th of every month thereafter until September 20, 2024, and $286 on October 20, 2024. The Tenant shall also pay the Landlord the rent for the months of July 2021 up to and including October 2024 in full, on or before the first day of each corresponding month. If the Tenant fails to make any of the payments as required, the Landlord may apply for an order terminating the tenancy and evicting the Tenant.
