What happened

Landlord applied for an order requiring Tenants to pay the rent they owed. The Tenants did not pay the total rent they were required to pay for the period from September 1, 2020 to January 31, 2021, and the Tenants vacated the rental unit on February 1, 2021.

The ruling

The tenancy was terminated effective February 1, 2021, the date the Tenants vacated the rental unit. The Tenants are ordered to pay the Landlord $7,784.19, which represents the rent arrears up to February 1, 2021, less the rent deposit and interest owed on the deposit. The Tenants are also ordered to pay the $201.00 application filing cost. If the full amount is not paid by December 11, 2021, the Tenants will owe simple interest at 2% annually on the outstanding balance.
