The ruling

The tenancy shall terminate effective April 30, 2024. The Tenant shall pay the Landlord $10,036.00 for rent arrears and costs by April 30, 2024. If the Tenant does not pay by the due date, the Tenant will owe interest at 7.00% annually on the outstanding balance starting May 1, 2024. If the Tenant does not vacate the unit by the termination date, the Tenant shall pay the Landlord $36.16 per day for use of the unit until the Tenant moves out.
