What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to meet conditions specified in a previous order issued by the Board on December 23, 2021. The Tenant breached conditions by allowing a prohibited guest, Olivia Schell, to enter and stay overnight in the rental unit, causing disturbances and safety concerns for other tenants.

The ruling

The tenancy is terminated effective February 24, 2023, due to the Tenant's breach of conditions specified in a previous order. The Tenant must vacate the rental unit by this date. The Landlord is authorized to deduct $30.41 per day from the rent deposit for the use of the unit from February 14, 2023, until the Tenant moves out. The Tenant has until February 23, 2023, to file a motion to set aside the order.
