The ruling
The tenancy is terminated effective May 8, 2021. The Tenant must pay the Landlord $25,021.62 by May 8, 2021 or the Tenant will owe interest on the outstanding balance. If the Tenant does not pay the full amount by May 8, 2021, the Landlord may file the order with the Sheriff to enforce the eviction. The Tenant is entitled to a rent abatement of $4,600 for the Landlord's failure to timely repair and maintain the rental unit.
