What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.
The ruling
The tenancy is terminated effective March 31, 2022. The Tenants must pay $1,311.70 to the Landlord, which includes rent arrears up to February 7, 2022 and the application filing fee, less the rent deposit. The Tenants must also pay $53.01 per day in compensation starting February 8, 2022 until they vacate the unit. If the Tenants pay $2,418.46 by February 28, 2022 or $4,050.04 by March 31, 2022, they can void the eviction order and continue the tenancy.
