What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants were in possession of the rental unit on the date of the hearing.
The ruling
The tenancy is terminated effective April 17, 2021. The Tenants must pay the Landlord $23,420.77 (less any payments made after November 27, 2020), plus $65.75 per day starting April 7, 2021 until the Tenants vacate the unit. The Tenants must also pay the Landlord $175 for the application filing fee. If the Tenants pay $25,175 (less any payments made after November 27, 2020) on or before April 17, 2021, the eviction order will be void and the tenancy will continue.
