What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid Notice of Termination effective August 5, 2020 due to rent arrears. The Tenant paid $100 after the application was filed but still owed significant rent arrears.

The ruling

The tenancy is terminated effective June 20, 2021. The Tenant must pay the Landlord $13,482.76, which includes rent arrears, compensation, and the application filing fee. If the Tenant does not pay the full amount by June 20, 2021, the Tenant will owe interest and the Landlord can file the order for enforcement.
