What happened

Landlord applied for an order to terminate the tenancy and evict Tenants because the Landlord has entered into an agreement of purchase and sale of the rental unit and the purchaser in good faith requires possession of the rental unit for the purpose of residential occupation.

The ruling

The tenancy is terminated, and the Tenants must move out of the rental unit on or before January 15, 2023. The Landlord shall apply the last month's rent deposit to the last month of the tenancy. If the unit is not vacated by January 15, 2023, the Landlord may file the order with the Court Enforcement Office (Sheriff) for enforcement starting January 16, 2023. The Tenants shall also pay the Landlord compensation of $60.82 per day for the use of the unit starting January 16, 2023 until the date the Tenant moves out.
