What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not vacated the rental unit at the time of the hearing.
The ruling
The tenancy is terminated effective January 31, 2022. The Tenant must pay the Landlord $2,917.38 in rent arrears and compensation, plus $7.30 per day starting January 15, 2022 until the Tenant vacates the unit. The Tenant must also pay the Landlord $186.00 for the application filing fee. If the Tenant pays $3,760.00 on or before January 31, 2022, the eviction order will be void and the tenancy will continue.
