What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Landlord also applied to terminate the tenancy and evict Tenant because Landlord requires possession of the rental unit for the purpose of residential occupation. Tenant raised issues under section 82 of the Act regarding renovations.
The ruling
The tenancy is terminated effective July 30, 2021, unless the Tenant pays $6,889.43 on or before April 30, 2021 or $8,629.43 on or before July 30, 2021 to void the order and continue the tenancy. The Tenant is also ordered to pay $500.00 to the Landlord by May 20, 2021. If the Tenant fails to make this payment, the Landlord may apply for an earlier termination of the tenancy.
