What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective November 28, 2020, which the tenant did not void by paying the arrears. The tenant had not vacated the rental unit as of the hearing date.
The ruling
The tenancy is terminated effective July 23, 2021. The Tenant must pay the Landlord $14,652.21 in rent arrears and compensation, plus $186 in application fees, and $23.67 per day starting July 13, 2021 until the Tenant vacates. If the Tenant pays $15,306 on or before July 23, 2021, the eviction order will be void and the tenancy will continue. If the Tenant does not pay the full amount by July 23, 2021, the Landlord may file the order with the Sheriff for enforcement.
