What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was not present at the hearing.

The ruling

The tenancy is terminated effective February 4, 2022. The tenant must pay the landlord $2,484.68 in rent arrears and application costs, less the rent deposit and interest owed. The tenant must also pay $37.79 per day in compensation starting January 13, 2022 until the unit is vacated. The tenant can void the order and continue the tenancy by paying $4,482.82 by January 31, 2022 or $5,632.37 by February 4, 2022.
