What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The ruling
The tenancy is terminated unless the Tenant pays the outstanding amount by the specified dates to void the order and continue the tenancy. If the Tenant does not pay, they must vacate the unit by February 26, 2023. The Landlord is authorized to deduct daily compensation from the amount owed to the Tenant for the Tenant's continued occupation of the unit.
