Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent.

The ruling

The tenancy is terminated effective July 4, 2021, the date the Tenants are ordered to vacate the unit. The Landlord shall pay the Tenants $348.09, which represents the rent deposit and interest owing on the deposit, less the rent owing to June 23, 2021 and the Landlord's filing fee. However, the Tenants shall pay the Landlord $37.47 per day in compensation for the use of the unit from June 24, 2021 to the date they vacate. The order will be void and the tenancy will not terminate if the Tenants pay $1,138.66 on or before June 30, 2021 or $2,278.48 between July 1-4, 2021.
