The ruling

The parties consented to an order that the Tenants shall pay the full rent to the Landlord on the first day of each month for the period April 1, 2021 to March 1, 2022. If the Tenants fail to make a payment, the Landlord may apply under section 78 of the Residential Tenancies Act, 2006, within 30 days of the breach, without notice to the Tenant, for an order terminating the tenancy and evicting the Tenant.
