What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Landlord served a valid Notice of Termination, but the Tenant did not void the notice by paying the arrears. The Tenant was not present at the hearing.

The ruling

The tenancy is terminated effective July 22, 2021. The Tenant must pay the Landlord $1,384.30 in rent arrears and application costs, less the rent deposit and interest. The Tenant can void the eviction order by paying $2,603 by June 30, 2021 or $3,539 by July 22, 2021.
