What happened

Landlord applied for an order to terminate the tenancy and evict Tenant because Landlord's son requires possession of the rental unit for the purpose of residential occupation.

The ruling

The application is dismissed. It would be unfair to terminate the tenancy as the Tenant is on extremely limited income, does not drive, and has had his tenancy threatened seventeen times over the eight years he has rented from the Landlord.
