What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial interference, illegal act, serious impairment of safety, and wilful damage. The Landlord also applied for an order requiring the Tenant to compensate the Landlord for the damage.
The ruling
The tenancy is terminated, and the Tenant must move out by November 23, 2021. The Tenant must pay the Landlord $200.97 for the cost of replacing the damaged smoke detector, $630.13 for compensation for use of the unit from March 7, 2021 to November 18, 2021, and $2.79 per day for compensation for use of the unit from November 19, 2021 until the Tenant moves out. The Tenant must also pay the Landlord $186.00 for the cost of filing the application. If the Tenant does not pay the full amount by November 23, 2021, the Tenant will start to owe interest at 2.00% annually on the outstanding balance.
