What happened

Landlord applied to terminate the tenancy and evict Tenants due to non-payment of rent. Tenants applied for an order determining that the Landlord substantially interfered with their reasonable enjoyment of the rental unit and failed to meet maintenance obligations.

The ruling

The tenancy is terminated effective December 16, 2017. The Tenants must pay the Landlord $6,975.88, which includes rent arrears and compensation up to the termination date, less the rent deposit, interest on the deposit, and the $278.91 abatement. The Tenants must also pay the $190 application fee. If the full amount is not paid by April 6, 2018, the Tenants will owe interest at 3% annually on the outstanding balance.
