What happened

Landlords applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination effective February 2, 2021, which the Tenant did not void by paying the arrears. The Tenant had not paid the full rent for the period from January 1, 2021 to July 31, 2021.

The ruling

The tenancy is terminated effective September 20, 2021. The Tenant must pay $4,943.63 to the Landlords, which represents the rent arrears and compensation up to September 9, 2021, plus $186.00 for the application fee. The Tenant must also pay $23.84 per day for compensation for the use of the unit starting September 10, 2021 until the Tenant moves out. If the Tenant does not pay the full amount by September 20, 2021, the Tenant will start to owe interest at 2% annually on the outstanding balance.
