What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had vacated the rental unit on April 2, 2021, prior to the hearing date.
The ruling
The tenancy between the Landlord and the Tenants is terminated effective April 2, 2021. The Tenants shall pay the Landlord $4,839.23 in rent arrears and compensation, plus $186.00 for the application filing fee. If the Tenants do not pay the full amount by January 15, 2022, they will owe interest at 2% annually on the outstanding balance.
