What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Landlord's need for personal use of the rental unit. The Landlord testified that he was renting in Oakville and needed to move to Windsor with his spouse as it suited his lifestyle better. The Landlord paid the Tenant compensation equal to one month's rent prior to the termination date in the N12 Notice.

The ruling

The tenancy is terminated effective September 30, 2021. The Tenant must move out by that date and pay the Landlord $1,026.96, which includes rent arrears, compensation for use of the unit, and the cost of filing the application. If the Tenant does not pay the full amount by August 31, 2021, they will owe interest starting September 1, 2021. If the unit is not vacated by September 30, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
