What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice of Termination, which the Tenant did not void by paying the arrears. The Tenant had not paid the total rent owed from February 1, 2019 to June 30, 2021.

The ruling

The tenancy is terminated effective July 5, 2021. The Tenant must pay the Landlord $11,635.95, which includes rent arrears, compensation, and the application fee. If the Tenant does not pay by July 5, 2021, the Tenant will owe interest and the Landlord can file the order for enforcement.
