What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to the Tenant or another occupant of the rental unit committing an illegal act or carrying out an illegal trade, business or occupation in the rental unit or the residential complex involving the production of an illegal drug, the trafficking in an illegal drug or the possession of an illegal drug for the purposes of trafficking.

The ruling

The Tenant is ordered to comply with the conditions set out in the order, which include not possessing any guns or illicit drugs, not permitting any guests or occupants to possess illicit drugs, and keeping the peace and being of good behaviour with respect to possession of guns and/or illicit drugs. The Tenant is bound by these terms for a period of one year, and if the Tenant breaches any of the terms, the Landlord may apply for termination of the tenancy and eviction.
