What happened
Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not vacated the rental unit at the time of the hearing.
The ruling
The tenancy is terminated effective May 11, 2021. The Tenants must pay the Landlord $26,511.71 in rent arrears and compensation, plus $62.47 per day starting May 1, 2021 until they vacate. The Tenants can void the order by paying $28,675 by April 30, 2021 or $30,575 by May 11, 2021. If the Tenants do not pay, the Landlord can file the order with the Sheriff for enforcement.
