The ruling
The Landlord's application for eviction is denied on the condition that the Tenant pays the monthly rent in full and on time for the period of February 2024 to January 2025. If the Tenant fails to make any one of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant without notice. The Tenant is also ordered to pay the $186 filing fee by February 15, 2024.
