What happened

Tenants applied for an order determining that the Landlord failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006 or failed to comply with health, safety, housing or maintenance standards. The rental unit experienced water entering the basement through the foundation after heavy rains, and the Landlord took over a year to complete the necessary repairs.

The ruling

The Tenants' maintenance application is granted. The Landlord is ordered to pay the Tenants a total of $3,312.67 for rent abatement and out-of-pocket expenses. The Landlord is also ordered to install the missing baseboards, doors, and trim by February 29, 2020.
