What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent and the Landlord's good faith requirement of the rental unit for personal use. The Tenant also applied for an order determining that the Landlord collected or retained money illegally. The parties reached an agreement to settle all the issues.

The ruling

The tenancy between the Landlord and Tenant is terminated as of June 9, 2024. The Tenant must move out by that date. If the unit is not vacated by June 10, 2024, the Landlord may file the order with the Sheriff for eviction. The Tenant must pay the Landlord $4,441.94, which includes the filing fee, by July 31, 2024. If not paid by then, the Tenant will owe 7% annual interest on the outstanding balance.
