The ruling

The Landlord's application for eviction of the Tenant is denied on the condition that the Tenant makes the following payments: $500 on or before March 15, 2021, $500 per month from April 15, 2021 to June 15, 2022, and $686 on or before July 15, 2022. The Tenant must also pay the rent for March 2021 to July 2022 in full by the 1st of each corresponding month. If the Tenant fails to make any of these payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenant, and for the payment of any new arrears of rent.
