What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant's failure to pay rent. The Landlord served a valid Notice of Termination, and the Tenant did not void the notice by paying the arrears.

The ruling

The tenancy is terminated effective October 24, 2021. The Tenant must pay the Landlord $3,780.75 in rent arrears and compensation, plus $13.15 per day starting October 14, 2021 until the Tenant vacates. The Tenant must also pay the Landlord $186 for the application fee. If the Tenant pays $4,186 on or before October 24, 2021, the eviction order will be void and the tenancy will continue.
