What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to non-payment of rent. Landlord served a valid N4 Notice, which Tenants did not void by paying arrears. Tenants were still in possession of the rental unit at the time of the hearing but did not attend.

The ruling

The tenancy is terminated unless Tenants void the order by paying $11,723.42 by February 28, 2023, or $13,923.42 by March 4, 2023. If not voided, Tenants must vacate by March 4, 2023, and pay $7,401.90 plus $72.33 per day from February 3, 2023, until they move out. The eviction can be enforced by the Sheriff starting March 5, 2023.
