What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, but the Tenant did not void the notices by paying the arrears.
The ruling
The tenancy is terminated unless the Tenant pays $26,186 by February 26, 2023 to void the order. If the Tenant does not pay the full amount, the Tenant must move out by February 26, 2023 and pay the Landlord $24,580.50 plus daily compensation of $65.75 per day starting February 7, 2023 until the Tenant moves out. If the Tenant voids the non-payment order, the Tenant must pay the rent on time for 12 months or the Landlord can apply to terminate the tenancy.
