What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to persistent late payment of rent. The Landlord served the Tenant with an N8 Notice to end the tenancy on July 12, 2021, with a termination date of September 30, 2021. The Tenant had paid the outstanding rent for June, July, August, and September 2021, but the October 2021 rent was still due and owing at the time of the hearing.

The ruling

The Tenant shall pay the Landlord $186.00, which represents the amount owing on the Landlord's application filing fee, by November 15, 2021. The Tenant shall also pay the lawful rent on or before the first business day of each month, commencing December 2021 and continuing through to and including November 2022.
