What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant did not pay the full rent owed from January 1, 2020 to November 30, 2020, and the Landlord served a valid Notice of Termination effective January 31, 2020. The Tenant was in possession of the rental unit at the time of the hearing, but did not attend or have representation.

The ruling

The tenancy is terminated effective November 16, 2020. The Tenant must pay the Landlord $5,052.06 in rent arrears and compensation, plus $34.95 per day starting November 6, 2020 until the Tenant vacates. The Tenant must also pay $175 in application fees. If the Tenant does not pay the full amount by November 16, 2020, the Landlord may file the order with the Sheriff to enforce the eviction.
