What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served a valid N4 notice and N8 notice, but the Tenant disputed the validity of the N4 notice.

The ruling

The Tribunal found the N4 notice was defective, but ordered the Tenant to pay $27,751 in rent arrears and application fees. The Tribunal also terminated the tenancy due to the Tenant's persistent late payment of rent, and ordered the Tenant to vacate the unit by September 18, 2021.
