What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served the Tenants with a Notice to Terminate at End of the Term for persistent late payment of rent (N8 notice).

The ruling

The Tenants shall pay the monthly rent on or before the first day of each month from September 1, 2021 to August 1, 2022. If the Tenants fail to make any of the payments, the Landlord may apply for an order terminating the tenancy and evicting the Tenants. The Tenants shall also pay the Landlord $190 for the cost of filing the application.
