The ruling
The tenancy is terminated as of April 30, 2020, the date the Tenant vacated the rental unit. The Tenant shall pay the Landlord $2,418.84, which represents the rent arrears and compensation up to April 30, 2020, less the rent deposit and interest owed on the deposit. The Tenant shall also pay the Landlord $190.00 for the cost of filing the application. If the Tenant does not pay the full amount by March 19, 2021, the Tenant will start to owe interest at 2.00% annually on the outstanding balance.
