What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The Tenant had not paid the full rent from March 1, 2020 to November 30, 2020, and the Landlord served a valid Notice of Termination. The Tenant testified that he and his roommate lost their jobs due to COVID-19 but received government benefits, yet chose not to pay rent after July 2020.
The ruling
The tenancy is terminated effective January 15, 2021, unless the Tenant pays $12,457.94 to the Landlord or to the Board in trust by that date to void the eviction order. If the Tenant does not pay the full amount by January 15, 2021, the Landlord may file the order with the Court Enforcement Office for enforcement.
