What happened
Landlord applied for an order to determine whether the Residential Tenancies Act, 2006 applies and to evict an unauthorized occupant. The tenant, Maria Melo, had passed away and her son, John Melo, had moved in without paying rent.
The ruling
The tenancy between the landlord and the tenant is terminated as of March 15, 2021. If the unauthorized occupant, John Melo, does not vacate the rental unit by July 10, 2021, the landlord may file the order with the Court Enforcement Office (Sheriff) to enforce the eviction.
