What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenant did not void by paying the arrears. The tenant was in possession of the rental unit on the application date.

The ruling

The tenancy is terminated effective February 28, 2022, unless the tenant voids the order by paying the required amount on or before the specified deadlines. The tenant owes $24.40 plus $42.69 per day starting January 22, 2022 if the tenancy is terminated. If the tenant wishes to void the order and continue the tenancy, the tenant must pay $1,710.64 on or before January 31, 2022 or $3,009.04 on or before February 28, 2022.
