What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent. Landlord also applied to terminate the tenancy due to Tenant substantially interfering with another tenant's or the landlord's reasonable enjoyment, and for Tenant wilfully or negligently causing undue damage to the premises.

The ruling

The tenancy is terminated effective June 25, 2021. The Tenant must pay the Landlord $19,194.93 in rent arrears, compensation, and application fees, less the rent deposit and interest owed. If the Tenant pays $21,686.00 by June 25, 2021, the eviction order will be void and the tenancy will continue.
