What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears.

The ruling

The tenancy is terminated effective November 20, 2021 unless the Tenants pay $24,426.00 to the Landlord or to the Board in trust by that date. If the Tenants do not make this payment, they must move out by November 20, 2021 and the Landlord may file the order with the Court Enforcement Office for enforcement. If the Tenants do not pay the full amount of $21,071.53 owed to the Landlord by November 20, 2021, they will start owing interest at 2% annually on the outstanding balance.
