What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to failure to pay rent. The application was filed after serving a valid Notice to End Tenancy Early for Non-payment of Rent (N4 Notice), which the tenants did not void by paying the arrears. The tenants had not vacated the rental unit as of the hearing date.

The ruling

The tenancy is terminated effective August 8, 2021. The Tenants must pay the Landlord $1,115.22 in rent arrears and compensation, plus $186 in application fees, and $4.67 per day in compensation starting July 29, 2021 until they vacate the unit. If the Tenants do not pay the full amount by August 8, 2021, they will owe interest and the Landlord can file the order for enforcement. The Tenants can void the eviction order by paying $1,322 by July 31, 2021 or $1,464 by August 8, 2021.
