What happened

Landlord applied for an order to terminate the tenancy and evict Tenants due to persistent late payment of rent. The Landlord served a valid N8 notice on the Tenant with a termination date of July 31, 2022, alleging the Tenant has paid rent persistently late.

The ruling

The Tenant shall pay the Landlord the lawful rent in full and on time for each consecutive month commencing April 2023 and continuing through March 2024. If the Tenant fails to make the payments, the Landlord can apply to the Board for an order terminating the tenancy and evicting the Tenant. The Tenant shall also pay the Landlord $186 for the cost of filing the application by March 31, 2023.
