What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to failure to pay rent and persistent late payment of rent. The Landlord served valid N4 and N8 notices, and the Tenant had vacated the unit prior to the hearing date.

The ruling

The tenancy is terminated effective October 31, 2021, unless the Tenant pays $3,322.47 to void the order. The Tenant must pay $1,773.08 in arrears and costs, plus $31.38 per day in compensation starting October 13, 2021 until the unit is vacated. If the Tenant fails to make timely rent payments for the period November 1, 2021 to October 1, 2022, the Landlord may apply for an eviction order.
